Mike's read on the Riverside market

Riverside is really two markets, and that never changes. Inland, the established family homes — those well-kept mid-century bungalows especially — are the steady engine of the neighbourhood and the sweet spot for most buyers. Waterfront along the “Gold Coast” is a different animal entirely: a thinner, premium market with fewer buyers and more patience required on both sides. The mistake people make is pricing either one off a city-wide average — on the water or three streets in, Riverside demands a read on the specific block, and that’s where 25 years of local knowledge actually pays off.

If you're buying in Riverside

Two different games. Inland family homes move fast — be pre-approved and ready. Waterfront is a patience play: less competition, but you need to know what a riverfront foot is actually worth. 

If you're selling in Riverside

A riverfront home and an inland bungalow are completely different sales with different buyers. Pricing each one right takes local knowledge, not a city-wide average.
